What happens if my assessments go unpaid?

Your membership rights are suspended. The covenants let the Association suspend a member's enjoyment rights for **any period during which any assessment remains unpaid**. There is no fixed end date — the suspension lasts as long as the balance does.

The By-Laws say all rights of membership are suspended while any annual or special assessment remains unpaid after becoming due. Assessments are due April 1 and become past due at 12:01 a.m. on April 2.

What a suspension affects in practice:

- Use and enjoyment of the common properties and facilities
- Voting, and eligibility for the Board or committees
- Identification cards and guest passes — the Rules & Regulations say none are issued to a member who is not in good standing
- Reservations. If you are not in good standing on April 1, cabin and campground reservations are cancelled and the money refunded
- You are automatically moved to an inactive position on the bottom of the pontoon island boat docking slip waiting list, and you do NOT get reinstated to your original spot upon payment of the assessments, you have to work you way back up from the end of the list.

Note this is separate from what happens to the money itself. Late payment can also add a penalty and interest, and the assessment is a lien on the property. Those run on their own track.

Two things that do **not** happen. You do not stop being a member — you still own the lot. And your obligation to pay does not go away during a suspension; it keeps building.

If you are behind, call the office. Sorting it out early is easier than sorting it out late.
