Do the nine subdivisions pay different amounts?
**No — the amounts are the same everywhere.**
Article V of all nine declarations sets the same basis: **$200.00** for a primary lot, and **$30.00** for a secondary lot.
Birchwood Heights, Pinehurst, Pinehurst II, Pinehurst III, Tamarack Trails, Lake of the Pines Villa, Lake of the Pines Villa No. 2, Woodland Heights and Woodland Heights No. 2 — all identical on this point.
**Why members sometimes think otherwise.** The nine covenants **do** differ on other things, notably minimum house size and, in Pinehurst III, setbacks and several extra provisions. So it is reasonable to assume assessments vary too. They do not.
**What can differ is your own bill**, because it depends on how each of your lots is classified. Primary or secondary is an attribute of the individual lot, fixed by that lot's own history — not by how many lots you own or the order you bought them in. **Changing the amount takes a member vote.** Two-thirds of the votes cast at a meeting called for the purpose, with 30 days' written notice and a 60 percent quorum.
