Can I build a second garage or a pole barn?
**Yes — subject to a square-footage limit rather than a count.**
The Board and the Architectural Committee have adopted the Township standard here. Additional structures are permitted, and the constraint is how much of your lot ends up covered rather than how many buildings you have.
**The limit: 25% of your lot.** All structures **together** — house, garage, shed, pole barn, boathouse — may not exceed **25 percent of the total square footage of the lot**. The Accessory Building Regulations state this applies **under any circumstances**.
That is the number to work out first, because on a typical lot here it binds long before anything else does. On a 10,000 square foot lot you have 2,500 square feet of total footprint. On a 6,000 square foot lot, 1,500.
**Every setback must still be maintained.** Front, sides, rear — **and between structures**:
Roadway (from the 66-ft road easement) - 30 ft
Rear (non-waterfront) - 10 ft
Water Line (waterfront) - 50 ft
Each side lot line - 10 ft
**Between your buildings** - **10 ft**
Distances to lot lines and between buildings are measured **at the drip edge**, not the wall — and accessory buildings must have at least a one-foot overhang on all sides.
**Easements must be kept clear too.** Utility easements run along the rear and side lines of every lot — 10 feet in most subdivisions, 5 feet in Woodland Heights and Woodland Heights II.
**Approval still comes first.** Written Architectural Committee approval before anything is commenced, plus a Freeman Township zoning permit for any accessory building, and a Clare County building permit for anything over 144 square feet.
**Work out your coverage before you design.** It is much cheaper than redrawing plans.
