Can I get written proof my assessments are paid?
Yes, and this is a genuinely useful right.
The covenants provide that the Association shall, **upon demand at any time**, furnish to any owner liable for an assessment a **certificate in writing signed by an officer** of the Association, stating whether that assessment has been paid.
**And the certificate settles it.** The covenants say such a certificate is **conclusive evidence** of payment of any assessment stated in it to have been paid.
**When you would want one.**
- **Selling.** It gives your buyer certainty and prevents a dispute after closing.
- **Buying.** It protects you from an unpaid balance you did not know about — and unpaid assessments are a continuing lien that binds the property in the hands of a new owner.
- **After a disputed payment**, or where records got out of step.
**"Upon demand at any time"** — you do not have to wait for a particular point in the year.
**Ask the office** for a certificate of assessment payment. Give them the lot and subdivision, and allow a little time — it needs an officer's signature.
