Can I put a mobile or manufactured home on my lot?

**Not as a residence.** Your covenant prohibits it directly in all subdivisions except for the Villas, where they are expressly allowed.

The covenants in the remaining sections state that **no trailer, mobile home, or similar type structure** — along with basements, tents, shacks, garages, barns and other outbuildings — may at any time be used as a residence, **temporarily or permanently**.

**Freeman Township would allow it, with conditions.** Its zoning ordinance permits mobile homes in the Single Family Residential district, subject to foundation support meeting the manufacturer's specifications, water and sewage facilities meeting State and local health standards, skirting within six months, and — for single-wide units — lap siding, a pitched roof, and inspection and approval by the Township Building Inspector for used units. The minimum floor area is 720 square feet.

**But where the covenant is stricter, the covenant governs.** So the Township's conditions never come into play here. This is one of the places where reading only the ordinance would give you the wrong answer.

**What your lot may carry.** One single-family dwelling not exceeding two and a half storeys, and one private garage or boathouse.

**Factory-built housing on a permanent foundation** is a different question from a mobile home, and the covenants do not draw that line. If you are considering modular or prefabricated construction, **bring the specifics to the Architectural Committee before you commit to anything** — that is exactly the kind of question the Committee exists to decide.
