I only own a vacant lot — do I have to maintain it?

Yes.

**The Association's own standard.** The Accessory Building Regulations state that lots with only accessory buildings on them shall be **maintained, orderly, and free from clutter and blight nuisance**. So a lot with just a shed or pole barn on it is not exempt from being kept tidy.

**The Township's rules apply to any property**, built on or not. The Anti-Blight Ordinance reaches:

- Junk, trash, refuse or debris — bagged or un-bagged — beyond 15 days
- Inoperable machines, vehicles or appliances beyond 15 days
- Unlicensed vehicles outside an enclosed building
- Building materials beyond 15 days without an active permit
- Structures unsafe or unusable beyond 90 days

**Assessments still apply.** A vacant lot is assessed. Each lot carries its own rate — primary or secondary, according to that lot's history — and all of them must be paid for you to be in good standing.

**Anything you build still needs approval.** A shed on a vacant lot needs Architectural Committee approval and a Township zoning permit, exactly as it would beside a house.

**A practical note.** Vacant wooded lots accumulate windfall and brush. Keeping ahead of it is easier than a large clearance later, and it is what the standard asks for.
