How many houses can I put on one lot?

**One.** The covenants are specific about what may stand on a lot:

- **One single-family dwelling**, not exceeding two and one-half stories in height
- **One private garage or boathouse**, or a combined garage and boathouse, for family automobiles and boats

That is the complete list. No second house, no guest cottage, no second dwelling of any kind.

**Freeman Township says the same.** Its zoning ordinance provides that no residential structure may be erected on a required rear yard, or on a lot that already has another dwelling.

**Accessory buildings are separate.** Sheds, pole barns, greenhouses and similar structures are governed by the Accessory Building Regulations, which set their own limits on height, setbacks and lot coverage. They are not dwellings and may not be lived in.

**Two lots do not mean two houses automatically.** Some lots here must be sold together as one, and lot coverage is capped at 25 percent of the total square footage regardless. If you own adjoining lots and are thinking about a second structure, talk to the office and the Township before you plan anything.

**Everything needs approval first.** No building may be commenced, erected or maintained until plans have been submitted and approved in writing.
