What are the rules for fences?

Fences need approval from two directions, and the Township sets the dimensions.

**Approval.** The erection, construction or alteration of any fence, wall or protective barrier must be approved by the **Township Zoning Administrator**. The covenants separately require plans for any fence or wall to be submitted to and approved in writing by the **Architectural Committee** before it is commenced.

**Heights in a Residential district.**

Along a line dividing lots, in a required side or rear yard - **Not more than 6 feet, not less than 3 feet** above the grade of surrounding land
In a required front yard - **Not higher than 4 feet**

Note the minimum as well as the maximum on side and rear lines.

**Establish the line first.** No fence may be erected until the lot line has been established and designated.

**Ornamental only.** All fences must be of an ornamental nature. **Barbed wire, spikes, nails or any other sharp pointed instrument** on the top or sides is prohibited, as is any electrical current or charge in the fence.

**Corner lots.** No fence, wall, structure or planting may be erected or maintained on a corner lot where it would obstruct a driver's view.

**Mind the easement.** Utility easements run along the rear and side lines — 10 feet in most subdivisions, 5 feet in Woodland Heights and Woodland Heights II — and utilities have rights of access through them.

**Pool fencing is a separate requirement** with its own specification.
