Do I pay a full assessment on every lot I own?
**Each lot you own is assessed according to its own classification.** Every lot is either a **primary** lot at **$200.00** or a **secondary** lot at **$30.00**.
**The classification belongs to the lot, not to the order you bought them in.** This is the part that is most often misunderstood. Owning a second lot does not automatically make it a $30 lot. Whether a lot is primary or secondary was fixed by its own history, when and how it was acquired and registered with the county, and it stays that way until something in the covenants changes it.
**It is entirely normal to own two or more primary lots.** Many members do, and their bill is $200 + $200 and then some.
**A lot changes from secondary to primary if:**
- It is **sold or deeded to someone other than your children**. A secondary lot passed to anyone else becomes a primary lot.
- It contains a **separate residence** for which a Certificate of Occupancy has been issued.
**A lot keeps its classification if:**
- It is passed to your children.
- A home is built across two lots and the title changes — one stays primary, the other stays secondary.
- You sell a primary lot together with an adjoining secondary lot — the assessments stay as they were.
**Two other points that often come up.** Owning more than one lot gives you **one membership**, not several — but you get **one vote for each lot** you own.
**To be in good standing, every lot you own must be paid in full.**
**Your assessment notice shows the exact figure for each lot.** If a lot's classification looks wrong to you, call the office — the history of that particular lot is what determines it, and the office holds that record.
