Is the amount in my covenant the same as what I'm billed?
**Yes — currently they match.**
The covenants set the annual assessment at **$200.00** for a primary lot and **$30.00** for a secondary lot. All nine subdivisions use the same figures. Those are the amounts being billed today.
That is worth saying plainly, because in many associations the figure written into a 1970s covenant is long out of date. Here it is not.
**But it can change.** The covenants allow the Association to change the maximum and basis of the annual assessment going forward. Doing so requires:
- A meeting called for that purpose
- Written notice to all members at least **30 days** ahead, stating the purpose
- The agreement of **two-thirds** of the votes of the members voting, in person or by absentee ballot
- A quorum of 60 percent of all votes, halving if a second meeting is needed
**Any change applies going forward**, not retrospectively.
**So your covenant is a reliable guide today, but your assessment notice is the authority.** If the two ever differ, the notice reflects a change properly made by member vote, and the office can explain it.
**Special assessments are separate.** Those are one-year charges for a described capital improvement, approved by the same two-thirds vote, with the due date set in the authorising resolution.
**To check where you stand**, the assessment roster is kept at the office and is open to inspection by any owner.
