When are my assessments due?
Your annual assessment is due on the first day of April every year. The By-Laws say it becomes past due at 12:01 a.m. on April 2. There is no grace period built into the due date itself.
Before the due date, the Association prepares an assessment roster. This is the list of every property and what each one owes. The covenants require the Board to have it ready at least 30 days before assessments are due. You are then sent a written notice of what you owe.
The roster is kept at the Association office, and any owner may look at it.
One thing to know if you buy or sell partway through the year: assessments are not prorated. The covenants say no adjustments or prorations are made, and that assessments are treated as paid in advance for the year. So the full year's assessment is charged against the lot, no matter when during the year ownership changed hands.
If you did not get your notice, or you are not sure what you owe, contact the office. Your notice shows the exact amount for your property.
